Most people know what a claims inspection is. Underwriting inspections are different — and critically important for carriers who want to know what they're insuring before they insure it.
An underwriting inspection answers two questions for your carrier: What will it cost to replace this property if it's totally destroyed? And what risks or hazards exist that could lead to a future claim? Unlike a real estate inspection done for a buyer, an underwriting inspection is focused entirely on insurability and risk — not market value.
Carriers order underwriting inspections when writing new homeowners or commercial policies, at renewal on properties that haven't been reviewed in several years, when a property is in a high-risk area, when an application raises red flags, or when a high-value property requires more detailed documentation than a drive-by can provide.
Roof age and condition (via drone), electrical panel type (Federal Pacific and Zinsco are major red flags), plumbing material (polybutylene is a carrier concern), HVAC age and condition, liability hazards like pools and trampolines, deferred maintenance, occupancy verification, and any discrepancies from what was stated on the application.
Every underwriting inspection includes a roof assessment. When the roof is safely walkable, our inspector gets up there — boots on the roof, hands-on evaluation of every slope. When the pitch is too steep, the surface is unsafe, or the carrier prefers non-invasive documentation, we deploy the drone. FAA Part 107 certified aerial imagery captures age, material, granule loss, flashing condition, and storm damage from above — without anyone touching a ladder. Either way, your underwriter gets a complete, photo-documented roof report.
Property condition matches the application, no significant hazards found, risk is acceptable at the quoted premium.
Inspection reveals issues — carrier requires repairs within 30/60/90 days, adds endorsements, adjusts premium, or excludes specific perils.
